our Greenfield Program is designed to turn a "green field"
into a successful multi-family development. Or, if fewer

Site Selection
Working with your site or using a land expert to locate one, we can perform
site evaluation to determine if the site can be developed for the intended
purpose. Zoning, unit density, soil types, utility availability and wetlands
are among the factors we consider in evaluating your prospective site.
Market Study
Our years of experience will make a crucial difference when applied to
selecting the right consultant and coordinating market studies. You will
appreciate reliable data for decision making and loan processing.
Design
We can work with your architect or assist you in selecting one, if required.
Our Architect's Resource Program is available to the architect to ensure the
latest in multi-family technology and techniques are employed on your
development. Lockwood Construction will provide timely cost estimates during
the design process, to ensure the development remains within the budget.
Site Plan
Approval
We are experienced in the site plan approval process. Lockwood Construction can
submit proper plans and applications to the appropriate local government
department and then follow up and attend approval-process meetings.
Management
Company Selection
What are the attributes of a quality management/marketing company? We know the
answer after working with management/marketing professionals throughout
Michigan, we know what to expect and what to demand. If you need, we will help
you to solicit and review management proposals, provide counsel to select the
best company and assist in negotiating the management contract.
Process Loan
Documents
Obtaining financing is always a difficult process. We can assist you in
evaluating the various programs which are available in order to select the best
one for your development needs. Then we can help you prepare and process the
loan applications for the program selected, following through the entire
process at various levels of loan commitment.
Seed Money Loan
Program
For qualified non-profits, we can provide funding to process your project.
Equity
Procurement
Financing is available through syndication of Low Income Housing or Historic
Rehabilitation Tax Credits and we have the contacts and experience to place
your needed equity. We have the experience to work with your attorneys in
negotiating and reviewing the partnership agreements.
Color and
Decorating Selections
No development is ever complete without quality decorating and coordination of
interior and exterior materials and colors. We provide this important service
for you.
Initial Closing
From the perspective of hundreds of successful closings we know how to compile
and coordinate appropriate closing documents. As part of our services, we will
review all documents prepared by other interested parties, attend and advise
your attorney at closing and prepare the initial disbursement application.
Draw Documents
We will prepare accurate and timely draw applications to the lender during the
construction period.
Marketing
We will work closely with the management/marketing company to achieve a
successful rent-up.
Final Closing
Once again, our experience will help pave the way for you at final closing as
we compile, submit and review all documents relating to closing your
construction loan and converting to a permanent mortgage.
Senior Housing
Housing for seniors is in short supply and demand is
growing in Michigan as in other states. Lockwood Construction
has built dozens of residential communities specifically
designed for seniors, using materials and methods selected
with care to avoid the institutional look and feel of
most senior buildings. The communities include areas to
socialize as well as dining rooms, theaters, convenience
stores, beauty/barber shops and clinics.
We are experts in designing and building cost effective
specialties associated with single building senior communities,
such as fire suppression and emergency call systems, elevators,
central trash compactors, and commercial kitchens.
